Port Orange Riverwalk to Revitalize Riverfront, Provide City with New Town Center
Multi-Use development unlike any other in Central Florida

PORT ORANGE, Fla. – The unique concept behind Port Orange Riverwalk sets it apart from an abundant number of new condominiums and commercial developments planned in Central Florida, especially along Volusia County's Intracoastal Waterway. As a joint venture between the City of Port Orange and the Master Developer, Port Orange Riverwalk will revitalize the city's riverfront with residential, retail, restaurant and commercial development, while also providing the city with numerous public facilities that will encompass more than a third of the total 35-acre project.

"The project is a unique opportunity in this day and age of ever increasing prices for waterfront property, to capture the riverfront and give it back to the residents and visitors to Port Orange," said Buddy LaCour, managing partner for the Master Developer. "We truly hope the development will become the new heart of Port Orange."

Port Orange Riverwalk, which will be located between U.S. 1 and the Halifax River from Dunlawton Avenue to beyond Riverside Pavilion Park, was designed specifically to meet the goals of the Community Redevelopment Agency (CRA) and the City of Port Orange, which include –

  • Creation of a vibrant, pedestrian-friendly mixed-use development,
  • Preservation of the riverfront access for public use and enjoyment,
  • Inclusion of a strong residential component to ensure the viability of the retail establishments, restaurants and other businesses,
  • Use of architectural themes fitting the surroundings and celebrating the history and culture of Port Orange,
  • Development of an event plaza and wide main streets, and
  • Use of the increased property tax base from the residential and commercial space to pay for all the public improvements in the project.

The project will include restaurants and food kiosks at a variety of price points, local and national specialty retail establishments, commercial office space, a public-access marina, and approximately 700 to 800 residential units. The City of Port Orange will retain ownership of approximately 12 acres of the project, including all of the riverfront property, with public facilities that include –

  • A 4,000 foot public boardwalk that stretches along the river the entire length of the project,
  • A world-class riverfront park located on the point currently occupied by Sweetwater's Restaurant,
  • A city-owned 10,000-square-foot conference center,
  • A public event plaza and Main Street for festivals, art shows and concerts, and
  • New homes for the Port Orange South Daytona Chamber of Commerce, Port Orange Historic Trust, ARTHAUS and Halifax Sport Fishing Club.

"The memories of a small town with all its charm will never go away, but as in other aspects of life, we must also prepare for the future," said Allen Green, mayor of the City of Port Orange. "Much thought and planning have gone into designing a project that brings a balance of public and private uses. The Riverwalk project will bring people together in a place where they can share the quality and beauty of the riverfront. I believe this venture will provide our community a place to live, work and enjoy well into the next 100 years."

Port Orange Riverwalk will include five construction Projects: Initial Residential, Mixed-Use, Northern Residential, Marina Village and Marina Expansion. The Initial Residential Project is expected to break ground in Summer 2006 with the Mixed-Use Project slated to begin in the Winter 2006. The remaining Projects will follow in two to four years, depending on the demand for commercial space.

Port Orange River Walk, LLP is the Master Developer and partner with the City of Port Orange for the redevelopment project. Port Orange River Walk, LLP is a partnership between Port Orange-based LaCour & Company and McGurn Investment Company, of Gainesville, Fla.

Unlike numerous other condominium developments along the Intracoastal Waterway in Central Florida, LaCour and McGurn believe they have designed a project in unison with the city, that not only embraces the concept of new urbanism but also protects access to the city’s major natural resource in perpetuity for the community and its citizens.
