Port Orange Riverwalk will include five separate Projects, with the Initial Residential Project set to begin in Spring 2006, the Mixed-Use Project in Fall 2006, and the remaining Projects following in two to four years, depending on the demand for the commercial space.
Project One – Initial Residential 
The construction of the first Project will take place between Herbert Street and Ocean Avenue and will include approximately 300 residential units in two or three towers that will not exceed 15 floors plus two levels of parking.
Twelve thousand square feet of retail space and 4,000 square feet of office or commercial space are also included in the site plan. A seawall and public boardwalk along the Halifax River will be included in this Project as well.
Project Two – Mixed-Use
The second Project, approximately 125,000 square feet of mixed-use space, will be constructed for quality retail establishments, a variety of dine-in restaurants with outdoor-seating capabilities, and other businesses. Buildings in this Project will be from two to four stories in height.
This Project will include additional residential units, as well as a parking garage and a 10,000-square-foot conference and meeting center for the City of Port Orange.
Located between Herbert Street and Dunlawton Avenue, this mixed-use area will be accessible from an entrance plaza at the corner of U.S. 1 and Dunlawton Avenue. A main street will run diagonally to the riverfront where an event plaza and iconic lighthouse will be constructed.
Project Three – Northern Residential
Approximately 300 residential units will be included in the third Project, which will be located between Ocean Avenue and the northern boundary of the Riverwalk area. The residential units will again be in two or three towers that will not exceed 15 floors plus two levels of parking. This Project will also include expansion of the seawall and public boardwalk along the Halifax River.
Project Four – Marina Village
The fourth Project will be in the Ocean Avenue area. It will include approximately 103,000 square feet of quality retail establishments and dine-in restaurants, plus 22,700 square feet of office space, and possibly additional residential units above the retail establishments. Buildings in this Project will be between two to four stories in height.
This Project will also include a 15,000-square-foot civic building as the location for the Port Orange South Daytona Chamber of Commerce, the Port Orange Historic Trust, ARTHAUS, and the Halifax Sports Fishing Club.
A second entrance plaza off U.S. 1 will be constructed during the fourth Project with a street running to the marina on the riverfront. A second parking garage will also be constructed.
Project Five – Marina Expansion
The fifth Project will involve the possible development of a 200–300 slip marina on the north and south side of the former Sweetwater’s Restaurant site, to be developed in phases during the construction of the other Projects. While some of the slips may be reserved for lease by the residential condominium units, the majority will be available to the public.
